As an estate agent, we are always acting firmly in the interest of the seller. However, we often are left with a surplus of buyers once a particular property sells. Our aim is to ensure that we can match up buyers and sellers. Unlike other agents who rely heavily on Rightmove, Zoopla or the property portals to provide leads, we have the ability to tap into a graded system of buyers all in different positions. Sometimes these positions actually suit a sellers circumstances.

“In January this year Alex our valuer at AB Property Consultantsvisited a lovely (but large) 4-bedroom (former) bungalow in Mount Vernon, the seller of this house explained that over the last 30 years she had extended the property as her family grew. However, in the last few years the property had taken over her and her husbands life and they found that they were working to pay for and maintain this large house when all they really needed was a smaller more manageable property.
After a quick chat with our inhouse financial advisor Bill, the couple decided that their best option of early retirement and some kind of financial freedom was to sell their property.
All of our services that had been used to this point were completely FREE and armed the couple with information on how to proceed.
We arranged a sit-down appointment with someone at “The Buyers Lounge” by AB Property Consultantswhere our dedicated buying team had a more in-depth chat about what exactly the couple would like to move to. Reviewed the option of buying something that needs work and our sister company L&N Property maintenance and compliance provided advice on the expected costs of refurbishment works.
Due to the very precise location that this client wanted to move within, we eventually found a property which was ideal for them. However, this took 7 months. 
When our valuer Alex took instructions to sell a property in the block they wished to stay in, our sales team notified the buyers team who in turn notified our qualified buyer that the property would be listed soon, and even managed to get a very early viewing for the property. This led to the subsequent sale of both properties for an excellent price – over home report.

Whilst we all like to think that this is the normal process for an estate agent, in reality many just list on the portals and wait for the property to self-generate. At the stage when the property becomes quiet, and is no longer self-generating leads, estate agents would ask the client to reduce the price.
