Tenant Repairs Policy
Tenants General Repairs
- Repairs should be reported in writing within 24 hours of being discovered.
- The agent will have the repair investigated within 5 working days of reporting
- We have a 7 day turnaround for repairs which do not pose an immediate risk to the health or wellness of the tenants.
- Where possible all repairs will be dealt with as soon as possible.
- Where repair works exceed £150 quotes will be obtained, this may cause delay to the outlined timescales however written confirmation (normally by email) will be provided.
- The agent and landlord will be disclaimed from any liability of loss incurred by the tenants during the period of any repair.
- The tenant will have the right to make a formal written complaint should the agent or landlord breach any of the conditions outlined above.
Tenant Emergency Repairs
- Out with working hours the tenant should email the office to make them aware of any emergency repairs the email for this is lettings@mcturkandmuir.co.uk.
- The tenant should make arrangements for the repair to be carried out.
- An emergency repair is a repair which is deemed hazardous to the tenant or detrimental to the condition of the property.
- The tenant will be reimbursed (by the landlord) any costs for the repair on the provision of an invoice by the tradesman stating that the repair was an emergency.
Tenant Access
- The landlord or agent will have the right to access the property by providing 24 hours written notice (by email) for the purpose of carrying out a repair / compliance check / inspecting any repairs.
- The landlord or letting agent may use the spare keys to gain such access
- The tenant should where possible accommodate the working hours of the tradesman or will otherwise be liable to pay the out of hours supplement
Tenant False Call outs / Misreporting of Repairs
- The tenant will be liable for the cost of any repair which is deemed by the agent as a false callout (e.g. callout for light not working and the bulb needs replaced)
- The invoice will be due payable with the following months rent.
- Failure to pay an invoice reported as false callout will result in notification of rental arrears.
- The tenant is responsible for general maintenance of the property including replacing of bulbs etc.
